Walk any street in Riverdale, Parkdale, the Junction or Leslieville and most of what you see from the sidewalk is a pitched front slope. Behind it, over the rear half of the house, sits a low-slope roof: the main rear roof, the two-storey addition, the kitchen bump-out, the porch cover and the laneway garage. Those surfaces do the hardest work on the building and they are the ones that go wrong.
A residential flat roof is not actually flat. It carries a designed fall, usually somewhere around a quarter inch of drop per foot of run, so water is pushed to an edge, a scupper or an internal drain instead of sitting in the middle of the field. When a roof ponds, it is almost never the membrane that failed first. It is the slope, the drain or the deck underneath.
That is where a specialist earns their keep. Most Common
2-Ply Modified Bitumen
A torch-applied base sheet and cap sheet bonded into one continuous surface. It is the workhorse on Toronto homes because it is tough underfoot, it handles foot traffic around vents and skylights, and a competent crew can detail it around any awkward corner a row house throws at them.

Cold-Ply with Ceramic Granules

Single Ply
EPDM Rubber

What a Residential Flat Roof Actually Costs

That said, people want a starting point before they pick up the phone, so here is the honest version. Full flat roof replacement in Toronto typically runs $8 to $15 per square foot. A small repair can be a few hundred dollars. Where a job lands inside that band comes down to six things.
- Roof size and shape. A clean rectangle over a garage costs less per square foot than a chopped-up rear roof with four different levels.
- Tear-off and disposal. One old layer is straightforward. Three layers of built-up roofing and gravel is a day of labour and several bins.
- Deck condition. We do not find out what is under the old roof until it is off. Rotted sheathing or a failed joist gets repaired before anything new goes down.
- System choice. Cold-ply and single-ply carry different material costs to torch-applied modified bitumen, and insulation upgrades sit on top of that.
- Details and penetrations. Skylight curbs, vent stacks, chimney flashing, parapet caps and scuppers are where the labour hours actually go.
- Access. A rear roof reachable from a laneway is a different job to one that has to be hand-carried through a semi-detached house.

How long does a residential flat roof last in Toronto?
Properly installed and reasonably maintained, expect roughly 20 to 30 years. Two-ply modified bitumen and cold-ply systems generally sit in the 20 to 25 year band, while EPDM and TPO can reach the upper end. What actually decides it is drainage, the quality of the flashing details and whether anyone looks at the roof between rainstorms.
Can you install a new flat roof over the old one?
Sometimes, and it is worth asking about because it saves the tear-off cost. A recover only makes sense when the existing roof is dry, the deck is sound and there is not already more than one roof on the building. If the insulation under the old membrane is wet, covering it traps the water and you buy a much bigger problem in five years. We cover the decision in detail on our flat roof replacement page.
Why does water sit on my flat roof after it rains?
Ponding water almost always points at slope or drainage rather than the membrane itself. Common causes are a deck that has sagged between joists, a drain or scupper sitting higher than the surrounding field, or a roof that was built dead level in the first place. Water standing longer than 48 hours accelerates membrane ageing and adds real weight, so it is worth fixing rather than watching.
Do I need to replace the whole roof if only one section leaks?
Not necessarily. If the rest of the field is sound and the failure is local, for example a lifted seam or a bad curb flashing, a proper repair is the right answer. We will tell you which one you are looking at after we have been on the roof, and we will show you the photos rather than asking you to take our word for it.
What warranties come with a residential flat roof?
Two separate things. The manufacturer warranties the roofing materials themselves, and we provide a workmanship warranty on the installation we performed. You get both in writing at the final walkthrough. They cover different failures, which is why you want both rather than just one.
Can you work on a roof I share with my neighbour?
Yes, and it comes up constantly on Toronto row houses and semis. The important part is the detail where our new roof meets theirs, and how the membrane is terminated at the shared parapet or dividing wall. On tight party walls with dry old framing we usually recommend a cold-ply system so there is no open flame anywhere near the neighbouring structure.
