An inspection of a flat roof attic space followed by blown-in insulation. The inspection comes first for a reason that has nothing to do with thoroughness as a virtue: insulation blown into a cavity that is already damp loses most of its effective R-value immediately, stays wet because a shallow flat roof cavity has almost no airflow, and holds moisture against the deck and the joists. That is how sheathing rots from the inside while the membrane above it still looks fine. So the cavity gets looked at, and if there is water in it, the source gets found before anything else happens. Where the cavity is dry and accessible, blown-in material fills irregular spaces far better than batts, which is what you want around joists, wiring and the awkward geometry of a Toronto rear addition. The commonly recommended target for this climate is roughly R-50 to R-60, and in a shallow flat roof cavity that is often not reachable with depth alone. Where it is not, we say so before any money is spent.
