Structural work in progress on an attic space rebuild above a flat roof. What these frames show is the middle of the job, when the old structure is out, the new framing is partly in, and the load paths are being kept continuous through the section that is being replaced. That continuity is the thing to watch. It is straightforward to build a new deck that looks right and quietly leaves a member carrying more than it was sized for, and the symptom of that appears years later as a dished area in a roof that everybody assumes is a drainage problem. Work of this kind is also where the surprises live. Sheathing that has been rotting under a slow leak, or a joist end gone soft where it sits in a brick wall, is common enough on Toronto houses of this age that it should be expected rather than treated as an emergency. What matters is that it gets photographed, priced and agreed before anyone puts it right.
