About this job
An existing attic space stripped back and rebuilt above a flat roof. Work like this starts because something below is telling the owner that the assembly has failed: staining, a persistent smell, or a roof that has been repaired several times without the leak stopping. Once the deck is open, the reason is usually visible immediately. Water that got past the membrane years ago has been sitting in a shallow cavity with almost no airflow, and the sheathing and the joist ends have been quietly going soft while the roof above them looked serviceable. The old structure comes out back to sound framing rather than being patched around, because leaving wet material in place under a new roof buys a few years and a much larger bill. This is also the point at which the assembly can be rebuilt properly rather than reproduced: fall can be built in, the insulation strategy can be settled, and the cavity can be made either genuinely vented or genuinely sealed rather than half of each.
